@Grant Rothenburger thank you for sharing that advice.  I looked into Dealmachine, and it seems really intriguing.  I may try going it on my own and if I don't have any luck, switching over to using that service.  I'll be sure to ask if it is okay with them if I contact them, and will be sure to try and get contact info from everyone I speak to.  

@Davone Colbert I agree that transparency and honesty are a must, and would be 100% transparent about my intentions.  My pitch would be something to the effect of "I'm a real estate investor, and I'm interested in buying your house as is for cash.  Have you thought of buying a new home in the last year but don't want to deal with the hassle of having to sell your house?  I can make that really easy for you."  I'm sure I'll get a lot of "I'm not interested in selling my house"

I live in Arlington, Virginia, which is one of the most affluent areas of the country.  Every day I drive past these really old houses that are screaming to be renovated, but most of the smaller houses in the area are being purchased by builders who are tearing them down and building new houses on the lots.  

I want to start Driving for Dollars, but taking a much more aggressive approach to it.  I'm thinking of  knocking on any door where the house was built in the 70's or 80's and asking if the owner has any interest in selling their home.  At a minimum, I want to leave every person I speak with a business card so they have a way of contacting me whenever they do decide to sell their house.  For any owner who does not answer, I'm thinking of having pre-printed letters on yellow paper and leaving one in their mailbox (this way I save on postage).  I can keep a running spreadsheet of everyone I speak to, and follow up with them both via mailing and phone call so that I ensure a number of touches.  

I noticed most people don't ever actually knock on doors, but rather just collect information and then revert to mailing and and phone calls.  For anyone who knocks, what does your pitch sound like?  Do you just focus on the fact that you want to buy their house as is and allow them to buy a new home without any hassle?  What kinds of questions do you ask?

Post: First time flipper looking for examples of mailers

My partner and I are looking to acquire our first home to flip in the next few months.  Our initial thoughts were to send out mailers to homeowners who have owned their homes since the 80's and 90's to see if they would have any interest in selling their house and moving to a new home in the new year.  Our thought is that if we can get a few interested homeowners before they hit the market, we may be able to get in at a discount.  

For anyone who has had success with this type of outreach in the past, would you mind sharing examples of what your mailer looked like?  Would you also mind sharing what your metrics looked like in terms of response rate and how many offers/deals that translated into?
