First time flipper looking for examples of mailers

My partner and I are looking to acquire our first home to flip in the next few months.  Our initial thoughts were to send out mailers to homeowners who have owned their homes since the 80's and 90's to see if they would have any interest in selling their house and moving to a new home in the new year.  Our thought is that if we can get a few interested homeowners before they hit the market, we may be able to get in at a discount.  

For anyone who has had success with this type of outreach in the past, would you mind sharing examples of what your mailer looked like?  Would you also mind sharing what your metrics looked like in terms of response rate and how many offers/deals that translated into?
