Hello Michael, I'm In P.G. County, MD an I am also trying to figure out the tax lien and tax deed process from start to finish. I have not done a deal. I have found out that you'd need to contact each County individually to find out when the tax sale is going to take place. Some counties require you to pre-register if you plan to bid at auction at the time of sale. If you choose not to participate in the auction, you may be able to contact the office of the treasury, treasury division, office of finance, etc. for a list of properties that did not sell at the scheduled auction and purchase the property that way

I see you are in Hagerstown. Do a Google search for tax delinquent properties Washington county, MD as well as a couple of other counties in MD and compare the information. These sites only really provide information on the property tax process such as how to pay the taxes on a property, what happens when a property owner does not pay the taxes, general information like this. You may have to look around the site for the information for the tax sale. I have never seen a county or treasury website that tells the % of interest on a lien. I have seen the % rates on 3rd party sites and YouTube videos. I hear @Ned Carey with Crab Properties, LLC in Baltimore, MD is the go-to guy for tax liens in MD.

I'm hoping to get my first deal this season, 2024. I have been incredibly unsuccessful networking to find reputable information and competent, knowledgeable people who will not scam me to do deals with. All I end up finding is a bunch of get rich quick ads and platforms, 'gurus' who just want a earn a quick buck promoting videos and e-books filled with a bunch of positive affirmations and testimonials and never showcase how the process of tax lien and deeds actually work, webinars that are not informative and avoid the actual process of acquiring a tax lien or deed, and so forth. There a lot of YouTube videos that give a mega condensed version of the tax lien and deed process but do not offer a step-by-step breakdown unless you agree to pay for mentorship, classes or some training program of sorts. It is frustrating beyond belief trying to find people who are truly educated and competent to provide the correct step-by-step information for tax lien and tax deed investing. I hope this helped. I am just seeing your post 1-29-2024.

I understant. I think I may have mixed up airbnb with short term rentals. This information helped me out a lot. Now, I have to research the process of how an investor establishes short term rentals as well as air bnb's in DC. Thank you again @Russell Brazil

@Russell Brazil Oh wow thank you for that information Russell. I am definitely open to VA properties as short term rentals as well. So, to understand with regards to the District, short term rentals are allowed but just maybe as air bnb's?

Hello BP, I am enetering the real estate investing world. I want to do tax deed and tax lien properties, as-well-as short term rentals. I am in P.G. County MD just outside of Washing, DC and Northern, VA. I'm not real sure what the next move is after having found the properties. Today, it crossed my mind about a hard money lender. I wasn't even thinking about that. Is a hard money lender the way to go for a beginner such as myself; and, what exactly is the process with using a hard money lender? Any thoughts on this? Thanks guys.

The tax lien investor in DC never gets the property only the interest. My guess if few go to tax deeds and competition for those properties is probably very high. 

You can make money doing this but it is not near as easy, profitable or risk free as you may have been led to believe. The bidding can be very competitive and interest rates in Maryland can get bid down to 4%.

A little bit about me: I am a 48 year old mixed race native Washingtonian. I've lived in P.G. County, MD since 1985. I am MOST interested in tax deed and liens at this time then, rental properties. I lost my Husband a few months ago. He was the only income in the home. I have been learning about real estate investing, tax deeds and liens since 2007 and feel this is the best fit for me to obtain income considering my situation. My current goal is to acquire 3-4 tax deed and/or tax lien properties then sell them immediately. Preferably tax deed properties to start with.  I'd like to have an experienced individual provide the necessary step-by-step process for tax deed and tax lien investing in the DC Metro area, Maryland and Virginia. I will be able to move forward with my real estate investing goals after I make it over this hurdle. Thank you for your time.
