 Texas is the land of the free, Dallas, Austin, and Houston have been overrun by out of state residents escaping rising costs. Now they've moved here and are impacting city governments that end up recreating the same problems they left. Like locusts.

 There are very few multifamily zoned areas in Dallas, nor housing in commercial zoning, so it's effectively a ban.

It is open for everyone! We are listed here or on meetup.com. The group is called "Let's Get Real Estate". Lots of newer investors and a few more experienced. In September we are talking about personal finance and credit profiles and how real estate investing can affect/ be affected by them.

I second @Andrew Postell. He understands the investor mindset because he is one, and a smart one at that. Although I'm still getting used to his new headshot! :) 

There's a great realtor that loves finding good househacks as well. He's not on BP, but you can ask me for his contact info if you'd like. I also run a meetup in North Dallas/ Addison. We are moving to only social meetups for summer, but have quite a few newbies and househackers in the group. We will be back to doing our topic nights in August or September. I'm near you in Keller if you ever want to see what active investing looks like. Our properties are south of Ft Worth in Johnson County.

Glad to see you excited about expanding your portfolio! I have a meetup in Addison/ North Dallas. We have a lot of newer investors as well as a few more seasoned ones. My philosophy is that everyone can contribute ideas or help no matter your experience in real estate because you come with life experiences to share too. We are pausing and just doing social nights through the summer, but you can find the events in the events tab at the top under "Learn".  I'm an open book, you can reach out and ask me anything! My business partner and I are actively investing in Johnson County, south of Fort Worth. You're welcome to make the trek down there sometime too.

Good luck! I had one that went over and ended up holding. It's working well as a rental and prices keep going up.
