Hi All! 

My husband and I are about to buy our second STR and we are looking at one in Broken Bow.

For those of you who a) know the area and/or b) invest already in BB and surrounding areas what are your thoughts on buying a property about 20 minutes from the heart of BB/Hochatown. The cabin we are considering is roughly 20 min from all the popular restaurants/breweries/wineries etc. (anywhere from 13-18 miles)

Would this hurt our success we could have in the area not being within just 5-10 minutes? My original thought is not everyone goes to be out and about a lot of people go to the lake/mountains and visit cabins for the seclusion and want to stay in so I wouldn't think so but looking for others insights as well. Another thing I am considering is as the town expands N,S,E,W over the next few years potentially more things could move closer to the cabin - BB is only continuing to grow.

My husband and I have a second home loan in Georgia (we live in OK) - how far does a vacation home need to be from other vacation home properties? Correct me if I am wrong, but I believe there is a distance requirement amongst multiple second home loans?

Question for you all regarding this - My husband and I just recently went through this with our FIRST ever renters. Our airbnb just got posted 72 hour ago. Our first renters for this weekend had a emergency come up, luckily they ended up just rebooking to a different month, but lets say the next time this happens they don't or cant rebook and are asking for a refund due to an emergency. That is what they were originally asking for was a way to get the money back since the trip was so close they weren't able to by simply clicking cancel through airbnb. 

Would you all advise to do one manually if they wont cancel on their end AFTER the stay and you have been deposited $$? I wasn't sure if someone has had someone just say screw it keep the reservation and leave a bad review because of a situation like this. 

All - I am looking for a hot tub for my STR. Has anyone used the brand Master Spas? We are looking at the Master Spa Getaway tub.

What do you currently use and love?

Hi! Looking for anyone who self manages their out of state properties. Would you advise self managing your first STR that is out of state? Wondering if that will create more risk for myself doing that.

Curious how you all would think a resort + casino going into a STR market will go and the impact? I have a property I'm wanting to put an offer on but found out that will be being built in the next year or two!

I see how it could bring more people, but also couldn’t it have a flip side to that too? 

Happy Saturday! I know I have posted a few questions recently regarding Blue Ridge, but being first time investors in the area this forum has helped a ton so I appreciate everyone who responds!

We are looking at a 2 bed 2 bath new build - but we thought when first entertaining the idea it would have a better cash on cash return than it is showing for $500k. As of now it is showing a estimated 10% COC and that's a bit lower than we were hoping for - looking for 20% at least..

For those currently investing do you feel for better COC in the area we should shift from new builds to more established cabins for sale that may be a bit cheaper up front on price which would help? Also what are you seeing average for your expenses maybe the calculator we are using is a bit too conservative for expenses to expect. the nightly rate it the area just doesn't seem high enough to build more than a 10% COC return.

Any insights or your shared experience would be helpful! Worth a new build in the area? What are you seeing for COC? Average expense amount for a 2 bed 2 bath? Occupancy you have been seeing? thank you so appreciate it!
