Does anyone have a realtor located in Park City, UT they can recommend? I have a friend who is looking to sell her studio there...located in Prospector Square.

I am currently representing a client in Orange County, CA who is purchasing a home where the seller (an experienced flipper), bought the home at a foreclosure. The house was a 3/2, but the seller turned it into a 4/3 without changing the footprint of the home. He enclosed one of the rooms and turned it into a 4th bedroom and added a bath. There are no permits on record for this. After he changed it, he then proceeded to pull permits for electrical, plumbing, bath and interior kitchen remodels. These have all been approved and passed final inspection. So although the interior remodel work was approved, changing from 3/2 to 4/3 was not. Appraiser came out and appraised as a 4/3. Trying to think of any negative ramifications for my client if they proceed to purchase and close on this home...any thoughts or advice would be appreciated!

@Brandon Vu Hi Brandon, welcome to BP. I think you will find that most real estate rules don't apply in Southern CA and especially in highly sought after communities like Irvine.  There's no better time to buy than now, especially with the low-interest rates. Irvine has the benefit of some of the best schools and community programs, and it is always in demand for those very reasons. The rental market has been super hot here the last two years.  Also, it's one of the last few OC cities that still has room for growth.  It's powered by a huge business sector and builders are in a mad rush to build, especially with the development of the Great Park. Hello All, my name is Alice Ham and I'm a realtor and new BP member from Orange County, CA.  I formerly practiced real estate law before I made the transition to opening my own independent brokerage and focusing on residential real estate. I've had good deals and bad deals and have learned alot in between on how to work through problems and help my clients find solutions. Now, I'm moving into the investing side of things. I've had a couple of buy and hold properties but now I'm actively looking at ways to achieve more passive income through short term rentals and multi-family units.  I am looking forward to getting to know BP members and picking the brain of like-minded individuals.  Happy house-hunting everyone!!
