Not sure, however, what you are looking for in "...rental property break downs."  hopefully, you aren't doing you bookkeeping "by account."  But, I'd go with any of the major banks since their platforms are generally better.  Plus, you can operate anywhere if you need to.

Thanks for the response. Got it on interest rates. I was just always concerned about liquidity with brokerage accounts. In reference to my bookkeeping schema, my properties are aligned with my LLC structure which has Series underneath it. I separate the bank accounts because in reduces my financial exposure should one property face law suite. I actually like how my lawyer has things set up. That part is working ok. My problem with my current is while they are local they are a blast out of time in regards to technology and getting things done seamlessly on TOP of the low interest rate.

So I am NOT in love with my bank. While they are local they have horrible interest rates and the tech is terrible. Any recommendations? I will do online banking so long as they can handle my rental property break downs.

Hello Natalie, my attorney advised me to use Series within my LLC. I have one LLC but each property is listed as a Series 1, Series 2, Series 3, etc. My accounts are the same way. I have a bank account for my LLC that is broken down into a Operating Expenses account that all funds enter and bills are paid through the OPEX account but I also have Series 1, Series 2, Series 3, etc bank accounts for the LLC. This breaks up my rents and expenditures for me. It works great and also limits liability to each Series vs. my entire LLC. Hope this helps.

Rental property LLC (Alabama) already established but I am seeking an attorney to review the establishment of the entity and see if it can be improved. Also currently have 51% (me), 49% (daughter) and would like to change the ownership to 40%(me), 30%(daughter), 30%(son). NOTE: Son lives in California. Also have Family Holding LLC as a holding company for rental property LLC and other business entities in the portfolio. I really need an attorney to take a look at everything to make sure we are maximizing the benefits of the portfolio arrangements. Does anyone have any recommendations?

Ok that makes since. Right now given that my current rentals are all paid off I am not really too concerned about DTI. I am retired from the military and I immediately returned to work so I am financially stable. I do not like high interest rates or pre-payment penalties so this will take some getting use to.

What types of purchases are these? Are you referring to all investment properties? Have you ever heard of a DSCR loan? 

Hello Devin, I have heard of DSCR but I am getting mixed messages about the process and the costs. I am getting to the point where I want to leverage my LLC vs. my personal credit to move on my real estate goals. I have ran a DSCR score and it is over 4.x so the portfolio is strong. I do not know how to break into the DSCR game or even if I should? Any advice would be greatly appreciated. I do not like pre-payment penalties because I tend to pay my properties off very early.

I am seeking a lender that understands these types of purchases and can streamline my loan process. I currently use Rocket (formerly Quicken) and they have been great but now I think I need someone local. Any suggestions in the Huntsville, AL area?
