Thanks everyone. I tried to tag but it isnt working lol. The home could be rented if thats the buyer's choice. Or they could flip it and make a nice profit. Its going for 21.9K, plus 1K EMD, Repairs are 10-15k depending on buyers updates to their new investment. ARV is 60K.

With my research and help from you all I was able to get ny very first home under contract within 3 weeks of me learning and still learning the ropes.  I know a buyer will come, Im just extremely happy and proud of myself

Thank you. I didnt know it was I've seen so many other posts regarding birddogging and they made it seem pretty legit. I would love to get my license, but I have a misdemeanor for receiving stolen property that I had know idea was stolen and that was my only and first time I have ever been in trouble with the law and its hindering me from obtaining my license

     I would like to know is it possible to do wholesale deals over the internet. Like if you are in another state and the seller and buyer are in a different state from you. Can a co ttact be typed up and faxed or emailed maybe mailed, or is that to risky and its best to stay local. Thanks
