Sam,

I don't know what you can do about the identity theft, but you should definitely report him to TREC. Here is a link you can read. Maybe if you call, they can advise you further on how to protect yourself against identity theft by this dishonest agent.

DFW of course has their own MLS, but unfortunately there really is no equivalent to HAR. We have the second largest MLS system in the country (Miami is the largest). HAR has so many features and tools that smaller ones simply cannot compare. I have heard recently that HAR is expanding to state-wide coverage, but I don't know when that will be complete.

Howdy! I have two clients (tenants) who are looking for a place to rent:

Client A is a married couple with 2 kids (11 and 12 years old). Their credit scores are 600ish and 650ish, and their income is approximately 10k per month. They would like a 2 year lease on a 4 bedroom house in Missouri City or Sugar Land at $1500-1700/month.

Client B is a married couple with a 2 year old daughter. Their credit scores are 750ish, and their income is approximately $3000/month. They are looking for a 3 bedroom house in Pearland or Rosharon at $1500-$1600/month. They are preparing to open a pizza franchise in August, and intend to pay one full year's lease up front so they can focus on business expenses.

Both clients want a move-in date of August 1st. Any of you landlords in the Houston area have a house available towards the end of this month? Let me know!

His credit score is in the low 500 range. He's never been evicted, has been employed for 1 1/2 years, making just over 5k per month. And he's looking for something in the $850-$1100/month range.

I'm not sure what caused his score to be that low and I have not asked him about a cosigner.

Do any of y'all in the Houston area rent to tenants with bad credit? I am a Realtor working with a client who has been living in an extended stay motel for the last 2 years because he has bad credit and unable to find a place that does not require good credit. He has a wife and small child, looking for 2 bedrooms on the southeast side of Houston, possibly Clear Lake or Texas City area. Any suggestions on how I can help find him a place to live?

I asked 6-8 people this question yesterday and I got 5-6 different answers and 2-3 "I don't know".

Then I attended a networking meeting last night and asked someone from a title company. She said there is no addendum or special form. On the standard TREC contract, in the space where you enter the Buyer's name, just tack on "and/or assigns" and that's it! How easy is that?

Yes I am a licensed agent in Texas. I want to make sure I do this right, since I just started working with a wholesaler. I don't want to get either of us in trouble!

So there's a right to assign addendum?
