so basically in a nut shell if it a good enough deal and you beat everyone to it as long as the deal works for you the buyer they should be fine with

well i know targeting buyers that don't search the mls is kinda rough since most savvy investor with deep pockets have access directly or indirectly so how do i alleviate this situation, especially if its a cash buyer that is an agent as well

So i was talking to a lawyer about my business model and i asked about double/simultaneous closing for wholesaling banked owed property, he basically told me that its not possible, there is a 90 day seasoning and why would a savvy rehabber investor who has access to the mls go to you for these properties. so here is what i propose to investors that wholesale banked owned properties,

First off how do i get around the 90 day seasoning, if there is any seasoning and most savvy investors has mls access so how would i make reo properties attractive to an investor with mls access, what properties on the mls should i target

listsource i found is a good source now you can go down to the public records and get it but i value my time much more than money you get what you pay for and you would get back the money you paid for you just got to be consistent

kelly i appreciate the idea but i've asked around and most realtors unless i'm licensed won't let me be there assistant in exchange for mls access in this case this route doesn't help me out at all

i'll inquire at my REIA but i'm pretty sure that they get there info from a list source and not the county also its not that easy accessing the info in my county

that sound like it might work it is online in Chicago, but but as far as to where to look i'm still fuzzing on, i search the county assessors website, the recorder of deeds website and the treasurers tax website, and i'm confused on how to pull that info with out going down there
