@michael.... yea they don't find the deals... they train us how to. 17 week course with 3 one on one coaching.. 

They do fund 100% of the deal and rehab.

 Monthly interest payment would be 16 percent of amount barrowed.

and yes 30 percent of net profit.. so I profit 45k after all other expenses are complete they receive 30% of 45k = 13500.

just a rant must vent I guess. I'm new to the investor seen and some of you guys may kill me here but I did purchase and am enrolled in a coaching programs right now. the program is good from what I would decipher to be good, but my main reason of joining the program is because they offer funding. Wish I would have knew about this site first. The funding terms are nuts but I figure it would get me right into the mix of flipping. For some that are wondering what the term of the funding are:

must meet criteria of 65% arv

1500 underwriting fee

375 appraisal fee

200 approval team fee

6 points 

and 30% profit. 

Plus monthly interest payment 

didn't know about all them fees before I signed up to the program, nevertheless I'm in it and going to find a way to make it work. Doesn't help that staten island market is no cake walk. But I digress, what is really driving me nuts is trying to organize my process so as not to feel overwhelmed, I've started my llc started A newsletter feed to send out to those Im now having someone create me a landing page for leads and all while not seeing a single house yet. Trying (a word Im aiming to rid from my vocabulary "trying") to stay positive among all this confusion is what gets me down the most... like I said just ranting probably no cohesions of thought but I known or at least I hope they have been other like me.

curious guys, maybe the BP community can help, I listened to the BP blog the other day and heard about ohio cash flow turn key options, and interested in some of his properties. He's properties are priced low but comes with a reasonable guarantee. My question is and or concern is would or could I get conventional loan for 45k and what do you guys think about taking a loan for something like this. Like I said it's legit, 3 yr rental guarantee and 1 year damage repair ie hvac failure water heater damage. What do you guys think.

question, Im new to real estate investing world and cant wait to get started. what i am wondering are the fellow like minded individuals on staten island who would be willing to meet up say once a month or say. where we can build support for one another as well as networking? if this sounds like something you guys would be interested in please respond.
