Just found this thread and will continue to follow. We are looking at making a move from nyc to Winston-Salem area and am looking to purchase a rental a duplex if possible. We're planning the move for late '25 so definitely will be keeping an eye on this area.

thanks for the input everyone, @rush wall, your absolutely right, we are in the process of getting financing set up first and pinpointing areas wed like to target. Like I said in my original post, the motivation behind atlanta is a near future move we plan on, to kennesaw, ga. 

Our main housing criteria would be small multifamily with a aim of generating cash flow, so we would be highly interested in the areas early stages of grentyfication and b-, c+ class areas. 

But we still have a lot to learn about atlanta and its surrounding areas.

Hello everyone, .

   Its been a long while since I made a post on BP. But glad to be back and hope this time around I can share stories on our successes and failures in our road to rental property freedom (haha corny). 

  My wife and I are looking into acquiring small family rentals duplex to 4 plex in and around the atlanta region, as we hope to move to kennesaw, ga in a few years.

  I was hoping somebody on here may know some good people to touch base with such as agents and lenders in that area so I can learn a little more about the areas to acquire in. 

Any help would be greatly appreciated. 

Also if anyone needs any hvac advice I'll be glad to assist as a token of my appreciation. Thanks to you all

great Job! You mind explaining how the hard money worked. Are you refinancing out of the h.m, what mortgage company are you working and what we're your terms on the h.m? But again looks real good bud

thanks for the input Russell.  I hear what your saying. I'm looking more in terms as cash flowing. A lot of these areas haven't appreciated in years and unlikely they will much at all. But in terms of cash flow I'm interested.

there is a product called k.o.e. when I moved into my house it smelled of nothing more then dog piss. And what made it worse is that it seeped into the grout in the kitchen tile. We purchased that product and after the first usage it was gone. A little expensive but it's what they use in kennels and works miracles

Larry your very right on that front. I have been short sighted on what I wanted to do that I may and most likely have been missing opportunities right in front of me. Thanks for the advice.
