Congrats! That's a great ROI. You definitely know you're doing something correctly if you are getting a positive ROI, especially in your first year.

I agree. I think you have been very reasonable and willing to work with them while giving them adequate time to vacate. I would be polite, but firm with whatever decision you choose to make. Best of luck.

I haven't. I just started using this app called Tellus though. I'm wondering what you find appealing about Roofstock.

It really depends on the HOA. I find some of them can be very nosy and micromanagers, but others are genuinely helpful and want the best for their neighborhood.

Can you attend the HOA meetings for the area of the home you are looking at? That might give you some idea of what to expect. An HOA might not be necessary if everyone in the neighborhood takes care of their homes.

Could you let a tenant renovate it for you? Give them the option and let them shoulder the cost of renovation. You could offer a slight discount for that.

Thanks for offering. I'd like to know how you got your tenants to agree to use it. I have been collecting rent the traditional way and would like to modernize my process. 

I also see it has some other features like investing. Have you looked at that? I have my doubts, but I would be happy to be proven wrong if you have any success stories you'd like to share.

I think this is a really hard concept to gather concrete information on. Everyone has something different that works for them because the cost of living varies so greatly all across a country. 

My cost of living is very average and standard for my area but I would be below the poverty line in the Bay Area. I would have to be working a good deal more in California and handling a lot more properties if I wanted to enjoy the lifestyle I have where I am located. It is all relative.

I agree with the cosigner. I also have a more stringent process and I try to get a feel for how they are as a person. This is their first time living away from home and some college students can get very careless and messy.

My advice is that you should keep looking. Don't try to make something work for you if it doesn't seem profitable. 

Or, maybe lowball the seller (respectfully) and make an argument if you are determined.

I can't really say much since it depends on your property features. But, for example, I have properties in the midwest that have clauses about hurricanes. I wouldn't put that into a clause for a property in California. (Vice versa with tsunamis.)

See if there are state-specific things you'll want to include.
