Congrats Emmett! Don't doubt yourself too much, focus on the things you know need to get done and work on them. I've talked with a lot of investors who always tell me that by focusing their energy on specific tasks they are able to not be overwhelmed by the scope of their projects. I think John has it right, really depends on your credit score but with the default it may not be strong enough to carry you without a large down payment. I would work to build up some extra money on the side so you can manage the large down payment down the line. There might be ways to get it done sooner but I would be careful with them because they will be riskier for you.

Others have mentioned it but doing your own due diligence and finding comps on a property by yourself is not too difficult and also very rewarding. Don't automatically dismiss what people tell or provide you, you should just fact check it or try to discover new information so you can make the most informed decision possible.

Hey @Dawna Sanchez , welcome to BP! There are definitely a lot of good resources on here as others have commented. I've always found it helpful to look at the marketplace deals, go through all the numbers and see if it would make sense financially. Looking at recent flips and studying hot neighborhoods are also great ways to get some very useful knowledge as you are starting out.

That sounds like a really great experience. Rehab budget always seems to be an issue no matter how many flips people have done. Its just hard to lock down those costs with so many unknowns. It always helps to have a GC you trust to bounce ideas and costs off of which it sounds like you have which is great. I could definitely see the emotional attachment after all the work you did yourself, the market can be be harsh when it comes to that.
