What about doing a subject to loan?  You take over the mortgage, she doesn't pay rent, she can retire and still live in her house. You can pay the mortgage for your retired mother, get a heloc and look for another property to purchase with your $30k.

Or better yet, why not make your mother your partner? She has the collateral you would need for a loan, her house, and you can do all the work of finding the property to buy, manage, etc.  It might just be me but I don't think you mother would like to "gift" away $300k in equity just so she can continue to pay rent for a house she would still live in.  I know I wouldn't.

One thing that I've started to do is to read a book and highlight it as normal.  Then I go back through, find all the highlighted lines and write them down in a notebook. Sometimes the highlighted area doesn't make a whole lot of sense so I reread the sentences before and after to get a better idea of why I highlighted the lines and then I write my notes.  After I've done that for the whole book, I go and read all my notes.

i will eventually reread the whole book. The next time I read the book, I will use a different colored highlighter to see what I missed the first time.  Then the process starts over.  I know it sounds repetitive but this is how I can make sure I know the material.

I listened to one of the podcasts and the guest was talking about VAs. I forget the show and the guest, sorry. But one of the things that I remember was that the guest had VAs do almost everything he didn't want to do or have the time to do. This got me thinking of ALL the things I could have a VA do for me.

Then I start thinking about all the information that the VA has access to and how do you know this VA will be careful with said information. This the question " how do you find a good VA?"

I've had people on Facebook offer their services but when I look at their page it's usually pretty empty.  Automatically the radar goes off and I move on.  I get the feeling a Nigerian prince needs my help.  

So again, how do you find a good VA? What criteria do you use to determine good from bad? I know you get what you pay for but how much are decent VAs per hour? How much are really great VAs?

My understanding is that you can't evict someone just for nonpayment of rent. But you can evict people if there are other circumstances.  If their job hasn't been affected, no one living in the apt is unemployed, or if they've been given plenty of time to make arrangements.   I'm not sure what those would be in MA but it might be worth looking into.

perhaps you should let them know that you're starting the eviction process anyway.  Let them know that once the moratorium for evictions is over, they will be evicted, that eviction will stay with them and will follow them for several years.  At this point, what do you have to lose?  Since you served him with a notice to vacate, isn't he essentially squatting in the apartment?  That may be another way to get him out.

one last thing. My understanding of the moratorium is that you can't evict people, through no fault of their own, for nonpayment.  They will eventually have to pay that lost rent back.  Your guy still has his job so his nonpayment is completely his CHOICE not to pay.  There may be a loop hole there.

When was his lease over?  When I've been a tenant and landlords didn't want to renew my lease, they always sent a letter via mail, and handed me a copy when I turned in my rent.

Get it in writing. Even if it's a text message.  That is still documented communication.  Maybe you can start a text conversation where you reference the verbal agreement, how he was going to move and how his staying is problematic for the next tenant that was going to move into the apt.

So I'm looking through the MLS the other day and find this property. Looks interesting for whatever reason, one main house, a trailer and mother-in-law suite. I decide to do a little more research into this property. I see a satellite photo of the property. All three structures on the listing are fairly close together. But I notice something odd.

Theres another building near the back of what I assume is the end of the property.  I go to the county website to see where the property lines end and sure enough, the mystery building is on the property.

The list of questions-

If this mystery building is on the property but not listed in the MLS, would I still be buying it? If not, why not?

Is it possible for the current owner to sell just the structures and not the land underneath? Essentially saying, I'll sell you the building that are on my land.

Is this more common than I think? I'm sure there are mistakes where property lines are changed but not documented properly or someone thought the property was only half the size it really is.

Would all the correct information about the structures on the property come out during the inspection?

And this last one is really just to see how far my options go. Let's say that I buy the three units that are on the listing, including the entire property. The mystery building is now my property, can I refinance the property as a 4 unit property? Can I resell as a quadrupled? Do I have to get the property re certified as a quad?

Has anyone heard of this type of thing happening before?

Thank you for your reply.  I'm certainly not going to spend too much time on it.  I was really hoping that the city would use it's own assessments and sell these properties for much less than market value.  I'm just looking for the loop holes that will help me get ahead.  Thanks again.

So to answer your question...any property they sell will be to the highest bidder at the auction.

 Thank you.  I wasn't sure if the city did thing through the mls or their own auction.

I've been driving for dollars for a while now and come across a few interesting properties. They are city-owned.  I called the CITY OF TUCSON about them, seeing if I can purchase the property.  I was told to call a different dept as the one I called isn't in control of the property. I was informed that the properties are considered public housing, ie section 8.   

My questions are a few.

Do cities usually sell off public housing?

If so, is it usually cheaper to purchase these properties from the city? I've noticed on the county assessors office page that property values are much lower than the sale prices.  I noticed this long before covid so I don't think it's the state of the market.  

Does the city use their own property values to determine the sale price or do they go by current market values?

I've left a message with the correct dept and I'm awaiting a callback.  Is there anything I need to ask the city about these properties?
