I’m new to investing so my main goal is to purchase a quad plex and start gaining passive income.  

I’ve heard a ton of different ways of trying to figure out how to figure out how much a monthly loan payment would be.  X - % y - interest z - down  How do I figure what my monthly payment is going to be?

I have checked the Meet Up app and most of the meetings are at night, during the week, right when I work my normal job.  But thanks for the reply. 

Thank you, I've been working on repairing credit and getting all those ducks lined up. I thought that the MLS pool would be a little deeper but guess not.

I have started looking for multi family properties to buy and hold.  While there’s a certain amount of information out the that I can get from the internet (tax info, how much to charge for rent, etc.) I haven’t found anything that can ballpark an insurance quote for me.  I’ve gone to individual insurance websites to get specific quotes on properties but there HAS to be an easier way.  Does anyone have an easier way to calculate what the insurance on a 4- plex might be? A 5 - plex?

Hello all, 

I've been looking around BP for a while now and looking for a multI family complex I can move my family into in the next couple months. I've been woring with a couple Realtors to find something but I keep getting the same properties, over and over again. I'm wanting to move into one of the unit so I can hopefully get a FHA 203 loan. Here the goal is to renovate the one I'm living in and then move to another unit once the rehab is done. I'm sure this is pretty typical for a first time investor/ landlord. Unfortunately there hasn't been a whole lot of options as far as empty units.

  Another problem I have is that my credit really isn't that good and I would need down payment assistance.  I know there's always hard money but I don't want to go down that road just yet.  I'm trying to find private money lenders but what's the real difference between a hard money lender and a private lender?

Any help on finding properties, getting funded, and just some helpful advice would be greatly appreciated.

I am new to the world of investing and have been trying to meet up with other investors. I've tried going to meetings but most seem to be held on week nights which doesn't really work for me since I work a regular job at night. I'm wondering if there are any meetings on the weekends in the Tucson area, any time works, so I can meet, discuss, pick some brains and maybe play this cashflow game I've heard so much about. Any help will be greatly appreciated.

congrats on your first purchase. How did you finance the purchase? It seems like you're doing some renovations, was that figured into your budget when buying the property? I'm looking around and still trying to find a multi family property that my family can owner occupy. it's all very exciting and nerve racking at the same time. Best of luck to you on this property and to the next one.
