Hello,

I have a couple questions about performing a title search on homes entering a Sheriff Sale, Trustee Auction, or other Foreclosure Auction:

1. How do you perform your title search to check for liens against the property?

2. What liens are you most worried about? Which liens are deal breakers?

Hello,

To my knowledge, you typically have to pay for the list of properties that are going into a Mortgage Lender Auction. Does anyone have any good sources for the following counties near Houston?

Harris

Galveston

San Patricio

Nueces

Hello,

Does anyone have a link or good source where they get all the Tax Lien Property lists that are about to go to the County Sheriff Auction? Is there an easy way to get these properties into an excel spreadsheet? I have looked at the following sites, but the lists don't look like they are available in excel.

Hello,

Can someone clarify some information for me? I am a little confused on the difference between a Sheriff Auction and Mortgage lender Auction. 

My understanding is that Sheriff auctions are for tax liens on property tax and Lender Auctions are for mortgage liens the banks have on the properties. I have also been told that the County Tax offices are required to publish the list of properties with tax liens but you typically have to purchase the list of properties going into a Mortgage Lender auction? (Bonus question: what is the best way to get any of these lists in excel format?)

Some things I am confused on:

Trustee Auction (Is this the same as Mortgage Lender Auction?)

Judicial vs Non-Judicial Foreclosures (How are these related to Sheriff and Lender Auctions?)

My current policy with USAA has $300K in personal liability coverage. I am renting out two spare bedrooms to friends. Do I need more liability coverage?

Also, if you are in Houston and you know of a good insurance company with good prices, please share.

@Jacqueline Peterson Thank you for all the great information! I will mail the form 11.13 shortly! Just to clarify your last sentence... to "claim" my homestead exemption, I will do this while filling out my Taxes next year? Or is there another form to actually claim the exemption?

One last question... will I have to do this every year? Or do I only need to do this once if I remain at the same address?

@Nick S. If you are looking for SFH with great price to rent ratios, you will probably need to look at properties below $200k, maybe even $150k. I have heard a lot of great strategies specific to Houston from Jason Bible on Right Path Real Estate. He has a radio show and podcast that I listen to in the car to work. The areas I am focused on are South 59 and between 290 and 249.

I want to create my own real estate investor website. From a little research it looks like WordPress + BlueHost is a great way to go.

I was wondering if anyone has any advice or guidance on creating a good/affordable/professional website?

The basic functionality I am looking for is capturing leads.
