@Patrick Desjardins and @Natasha Hunter - thanks for asking and sharing the clarifying points.  I'm just getting educated on the differences (thanks to @Dave Van Horn book and podcast recently), Patrick, and based on Natasha's response, I will read this book she recommended, as it sounds exactly what I'm looking for.  Do you both source your notes directly w/ banks, or via organizations such as FCI, PPR (Dave's company), or other?  Many thanks for taking the time to share your knowledge!

Hello BP community!  I'm looking to find out how to get educated specifically around the process of evaluating a note.  I'm considering notes from various exchanges, but have no method/strategy defined around how to actually determine the good from the bad.  Any suggestions would be super helpful. Thanks!

@Brandon Turner Brandon - thanks. I did check it out, and w/ some simple mods (tracking multiple properties, creating a summary page, and some simple COC, ROI calc, I think this could work. What do you use? Must be more detailed than this right? Thanks!

@Brandon Turner Brandon - would you mind sharing the spreadsheet you use to track your monthly rental income and expenses?  I've combed through the Tools--FilePlace section, and haven't found one that works for me.  Wondering if you've updated what you posted on Tools, before I build my own?  Thanks!

Hi - I realize this is dated but saw and wanted to chime in. This is my first post as I just became a pro member! In 2003 I attended one of Adi's info sessions. In 2004 I ended up buying five homes in Texas, all of which I still have, using the same property management companies. Because of Adi's advice, I got started investing in real estate. In fact, I wasn't sure if he was still around as I met with him last in 2004! I plan to attend his next session and hope to meet some like minded investors. Thanks and good luck!
