 Thank you ! I still over 118k on the current property. Would you possibly try a flip or long term rental or another cash out after renovating a new property. Currently not seeing anything that will bring cash flow just covering mortgage.

Hi, 

I own an investment property 2 apartment building in Chicago, that currently has over 200k equity (bought in 2012). Cashlow from renting is about $1100 monthly. I feel I am ready to invest again, maybe doing a BRrr method with cash out refinance or perhaps a flip. Where should I start ? I am also a licensed agent since 2022. Would it be worth it with today's rates ?

I have talked to a few realtors who swear by Vulcan 7, but being new it's little too expensive. I came across Espresso agent where I can try it for 2 months at 155/month includes 1 line dialer, fsbo, expireds geo leads. Any opinions?

Thank you guys! I tried exp World platform and didn't really like it. I think me being new I would feel more comfortable having an office nearby. Have an appointment with Keller Williams and Caldwell Banker this week.

Which agency would you suggest for a new Real Estate Broker? Been talking to Homesmart and ExP. So many options. 

I am looking for at least 10%

I am about to do a cash refinance on my current multi unit. So, now I am seriously considering a 3 or 4 flat to purchase. Purchase price would have to be  up to 450k.  2 flat would not make sense, since it wouldn't really bring income, I would have tonpay additional 500 a month for that refinance. So I think 3 or 4 flat would work. I do see some around 450 in Belmont Cragin, what other leaders are great ?

I am planning on doing it part time. Do any brokerages provide or assist with leads?

I just passed my Illinois Real Estate Exam and looking for a sponsoring broker. There are so many options and many have similarities as far as commission splits and training at least what they advertise online.  Does anyone have any suggestions or their experience for new agents ? Looking to start out in NorthWest Side Suburbs. Buffalo Grove, Northbrook, Vernon Hills etc.
