If it's written in the lease as you say, you should be free and clear. Theresa is right. Present the tenant with those three options and act accordingly. If the tenant says they'll mow and never does, the options narrow down to 2.

Are you required to give keys if a tenant asks? I guess this is part of your question. What I'm getting at is what's stopping the tenant from making copies? I wouldn't give keys to someone not on the lease.

Tim's idea is a good one if you're ok with the same rate for a longer length of time. Some people here are against leases longer than 12 months, but if it makes sense for the tenant and for you...why not?

They are correct. It may vary state to state, but we're not able to share individual applications due to privacy.

Any reason you need to see every application? Why not just let them do what you hired them to do?

We use Smartmove to screen all of our applications and have had great results so far

If you can make it work with your numbers, it's probably worth it. I would imagine you'd have to replace them eventually.

You had an electrician come out to give his perspective, and everything checked out fine. At this point, it's on the tenant to buy a new washer. Like others have said, if you're worried about it, get a second electrician to check it out.

Find someone to do showings before you do anything else. If you don't, you'll be relying on yourself to do showings, and since you're in CA I imagine that won't be possible, or someone to lease a house sight unseen
