I would consider worst case scenario. Let's say Family Dollar moves out, can you still afford your expenses? If that is the case, by all means go for it

@Debbie Wilcox I have been to a couple of events from Brad and I have also been to DML by Michael Blank. In summary, I did get much more value out of DML, not only the content but the networking is amazing. One of the things that I like a lot about Michael Blank is that he does not get pushy with the audience about joining his program/become his student. In fact, I don't think he ever mentions it during DML. On the other hand Brad constantly talks about it throughout his events. A lot of marketing to become his student. Hope that helps

What has work for me is direct mail. You can go to listsource.com and buy a list for the market/criteria you want and start your direct mail campaign. As far as big multi family investments, I will say it is more broker relationships. Most brokers will have their own pool of investors and all of their deals go to them before they go to sites like crexi and loopnet. That doesn't necessarily mean you will not find good deals there every now and then. PM me if you need further assistance. Will be happy to help. Best of luck to you

Hi BP friends. I need your help. I have a lead that I think has really good potential. It consist of a 5,000 sq/ft building. Half of that are 4 apartments and the other half is office/retail space. The building was built in 1983 but the tricky part is that it’s fully vacant due to needing a full rehab. The owner wants to get rid of it bc he does not have the money to rehab the property and he is currently in financial distress. The property is free and clear and I think the price he is asking for is fairly reasonable. He is also willing to carry the note with low money down. The property is located 40 miles northeast from Houston, TX. I would love to get some guidance from investors that have gone to the same process. What are some of the things to look for? One of my main questions is since the building isn’t producing any income and technically isn’t worth anything, how do you go about offering for this type of properties? Do you just offer land value? I will really appreciate your input. Also, I would love to get on the phone with someone that’s willing to help. Thank you very much in advance.
