It's been a long time since Ive had to deal with an eviction. The next step is the pay or quit notice sent by the court? At this point they can still pay to the clerks office I believe. As was stated before, if you excepted late payments, a judge may not look favorably on that and decide it was fine since it was a regular thing. Either way if you are eventually getting the rent and close to the end of the lease, you may just want to wait it out.

So as far as I knew, you go to your states website and setup the LLC. Is there a different way to do this if dealing in wholesale?

thanks for all the replies. I do understand the down sides of these low end properties. It's just a thought process in going through on types of properties and the markets they are found in.

I'm interested in turn key properties. Im just starting off and would like suggestions on markets in which I can pick up properties under 40k. Are there any turn key companies you recommend? Thanks for any info you can provide.
