Quote from @Kathie Russell:
Asheville is hot, but there are many areas just outside of Asheville that are still very reasonably priced.  Hendersonville is very up and coming, as well as many small areas in between and also on all sides of Asheville.   Join your local REIA. Go to as many meetings as you are able. Volunteer. Make friends. Give back. If you do this, you will soon have all of the education, networking, mentoring, and resources that you will ever need to become a successful real estate investor.  The REIA members know where the properties are, and you will fine wholesalers there too.

Thank you @Kathie Russell for your input! You are totally correct that markets like Hendersonville has a lot of potential, but for us the commute into Asheville for work would be a lot more than we like. Hopefully we will find something good a little closer.

What is the best way to find the local REIA meetings? Is there a website I can go to to register? I haven't had much luck finding anything on FB or Meetup?

@Mitch Davidson Yes please send away! Also thank you for your insights to the Asheville market. There is a lot of food for thought here, and you have mentioned things that I haven't considered at all. I really appreciate it!

I am definitely more interested in the concept of fixer uppers that have good value add opportunities like basements that can be built out, double garages that can be made into an extra residence. And as nice as a reliable cashflow prospect is, I am very much hoping to be in for the long-haul and see some solid appreciation.

My hope is that I can find a property that needs work, get it fixed up and running efficiently, and start building the portfolio from there. Eventually adventuring further from town and experimenting with more unique STR builds. But that is more of a dream at this point than anything else!

Hey folks!

I recently completed the BP Real Estate Rookie Boot Camp and I am super excited to put what I have learned to work!

My background is in fine woodwork and I have owned a custom cabinet/furniture company since 2018 in Louisiana. My diverse skillset also includes a solid understanding of basic framing, plumbing, electrical, and landscaping. And as a bonus, I get a huge kick out of fixing and restoring things... The current project is renovating a 1978 Airstream.

My wife and I moved to Asheville NC earlier this month and I am looking to team up with experienced local contractors, real estate agents, property management specialists, and investors to build on what I have learned in the boot camp, while growing a great team to start our REI journey. Please feel free to reach out and connect if you would be interested!

Additionally, I would greatly appreciate your comments and opinions on the best ways to get started in a hot market such as Asheville and WNC? Which Strategy would you choose (STR, MTR, or LTR) and why?

Hey! I know I am a little late to the party and also VERY new to BP Forums, but I wanted to add my 2 cents and share my experiences as the partner to a travel nurse.

Firstly I really enjoyed reading the different view points on MTS from each of you! There a lot of value here that I hope to use.

My wife is a NICU nurse and we have been traveling since the end of 2019. She has had assignments in Winston Salem NC, Albuquerque NM, and now in Asheville. Having lived it and met a lot of other travel nurses from all over the country, my take on MTRs and travel nurses' is that there will always be a demand. Reason being the demand for specialties like NICU nurse fluctuate greatly depending on seasons and lifestyle shifts. At times there are very few babies, and then all of a sudden the census in hospitals jump, so they scramble to hire travelers. Additionally another big factor that effects the demand for travelers is wage disputes and strikes. We have seen hospitals offering up to $100/hr for contracts!

Point being that if you run the numbers properly and do your research, to me a MTR leased by a traveling professional is ideal. They are less likely to destroy the property, they pay the bills on time, they are happy to pay more than LTR rates, and you can have less vacancy than STRs. Every city we have travelled to, it has been VERY hard to find a MTR that suit a traveling couple i.e. a 2-3br/1-2bt with parking.

My suggestion would be to look up travel nurse groups on FB and see what people are saying about different markets and hospitals, and then explore properties within 20 minutes of popular hospitals. I hope that helps! Good luck!!
