@Bryce DeCora  - I ending up finding a marketing system , but the company was charging $250 a month - not bad , but I figure , if I built my own , it would pay for itself after a year.

Hi @Austin Mudd - yes, spent $1788 so far and built something that Texts, e-mails and drops voicemail - so far it is working nicely.

I just load all the addresses and phone numbers, and set the scheduler.

lead management , CRM , sms , ringless voicemail , email - followup system

our company has been looking at several customer relationship management systems. we do not need websites. we are interested in followup systems, based on frequency. email is sent weekly, followed up by sms sent weekly, followed up by ringless voicemail sent weekly.. we have noticed that many online softwares, are either too complicated, or too limiting. WHICH ones do you like, that have communications Built-in, through an APIs, and can track response of marketing outreach programs like text messages? should be a free crm, or one that is around $100 monthly - which one's are you using as followup systems?

girls and guys, I have worked in the payment industry for 17 years and I will tell you that disputing transactions DOES happen not only with credit cards, but with ACH. You can even dispute a CHECK written to a landlord. You can not dispute CASH deposited into the landlord's bank account. So DEPOSIT slips , containing your bank account number and having the tenant want into your bank to make the deposit is 100% fool proof. All other ways have holes.

@Michael Quarles very cool, how many months did it take u to develop the system and at what total cost?

@Dave Ramirez , very interesting , so from your CSV file or your XLS file , you are INSERTING their address into your sms. Is that the only way you personalize it , or do you also insert their NAME ? Are you selling your script or giving it away?

When I first started out, I was using Spokeo for Skip Tracing and I was getting about 45% accurate phone numbers and 39% accurate e-mail addresses. I had ADDRESSES only, so I would do a reverse address lookup , grab the owner , then match the owner with the address to get the numbers/emails. I was paying .20 cents for each lookup.

Then I had moved on to TLO , which was about .45 cents for each lookup and the accuracy was about 15% higher than Spokeo. 

So just within the last 10 days, I switched over to LEXIS NEXIS and I am paying about .60 cents for each address to owner lookup (2 steps) and the accuracy has jumped up again.

so, I have an opt-in list , of Buyers and Sellers , that I collected over the last 10 years. I decided to give mail chimp a try and after spending 2 hours, buying one of their templates, activating a landing page, and entering the email text, they told me a BOT had detected that words in my EMAIL such as VACANT , HOMES , LEADS , all violated their acceptable use policy - terms of service.

Here is the email I tried to send out through mailchimp, that got FLAGGED and got my account restricted/blocked:

Hi, I just got a list of Vacant Homes within the city of Las Vegas.

List is single family homes that went vacant from May 1st to

June 18th

List has full addresses, within the entire city of Las Vegas.

.25 cents an address

that's the entire AD. I hate mailchimp, they are not investor or real estate friendly. is Aweber any better?
