Thanks David! That's a bit of information that I was not aware of.

I'm in desperate need of reliable and skilled contractor's in the St. Louis MO area.

So here's the deal BP friend's: I'm a newbie that has decided to get micro focused on a specific area to learn the in's and out's of that particular market. The market I chose was STL and the surrounding area's. I'm getting a healthy number of lead's and I'm even working with a local agent who's doing an amazing job at taking care of the ground work. I've reached out to him about my dilemma in trying to find reliable contractors and he's done his best to help me in this regard as well.

The problem: After calling and emailing numerous contractor's to bid on certain project's the response I'm getting is roughly 1 out of 10. Is there too much work and not enough contractor's to go around? I've even had one contractor who has an impeccable online review rating come to one of my potential properties and give a verbal bid roughly $25k ballpark. However when it was time to submit a written scope of work he completely disappeared. I just can't deal with unreliable people. HELP!

What am I doing wrong ?

Does anyone have reputable contractor's that they would like to send more business?

I've seen almost 100 deals in the last quarter meet the 1% rent to value ratio, all cash flowing, tenants in place, at under 100k. Something to think about! Happy to help answer questions etc.

Kiera that's awesome.. I sent you a request.

We've worked with a lot of people doing 1031's out of Denver and in to the Midwest. I'm not so sure about St. Louis though. The economic and demographic trends are week and the city has been unwilling to invest in infrastructure and economic development. I would have concerns about long term viability. If you're considering investing in MO, Kansas City would be a much better choice in my opinion. We've been active in KC for many years and know it well. I'd be happy to share my insights and help if I can.

@Mike D'Arrigo Kansas city MO is another one that I had my sights on. I'm not hell bent on investing in STL but from my understanding certain areas are on the rise. However that's why I'm on here... to get as much information as humanly possible. Thanks for reaching out Mike! Let's connect.

I understand that Denver is a tough market to start your investment portfolio in. I think its a great idea to start your investing in the mid west. My business partner @Hakeem Valles actually lives in St. Louis, MO as well so he would be a great connect to start out with. He is not a realtor, but he is a RE investor and has been in the game for like 8 years, I know you are going to gain some value by connecting with him. Feel free to connect with me and reach out if you have any questions, but I look forward to hearing from you soon and hopefully you can make that work with my partner as well.

Thanks,

Matthew, much appreciated! Yes let's connect.
