Members,

Is there anyone on BP, that may know (or have experience with) what the expected cap rate for a 15 unit apt bldg in S. Miami, Fl, should be? Is this a reasonable question? It is across from the University of Miami. Commercial is new to me, so if you need more info from me, please advise. Also any advice, suggestions etc , are, of course, encouraged and welcomed.

More to the point, Brandon mentioned when implementing BRRRR, he can pay more than a flipper. Flippers typically want to buy 30% below ARV, did I hear Brandon right, that BRRRR can be purchased up to 20% below ARV?
