Yes, that 5-6% does.

My goal would be to hold/rent.

Q: Flippers typically buy at 30% below ARV. If you were to hold/rent using brrrrr, what % below ARV would be your minimum purchase amount? 20% 25% ?

Chris you said key to brrrrr was to buy at deep discount. I see the logic in that, but Brandon said in a podcast using brrrrr made it so we did not have to get as deep a discount as a flipper. How does that figure?

So , to clarify: A wrap offers no protection for the title. The only way to protect title is to transfer it to the investor's name. So, in conclusion, one might as well buy it subject to, which is / possibly , a dicey proposition (due on sale clause).

Do I have this right?
