Thanks guys for the recommendations. I read rich dad poor dad a while ago and it was good read but I have been listening to podcasts and reading forums lately and they have helped me alot too. My biggest problem was with financing because Ive only have 9 months in my current job and I was told that I needed two years worth of tax returns to get an fha loan and since I didnt want to go thru a hard money lender because they charge alot  I wanted to do my first flip and hard money lenders charge alot for people working on their first deal. I just learned that you can also do seller financing which sounds like a good option so im going to look into that further and thanks for the feedback.

Hello fellow members, I am trying to start building my multifamily rental portfolio but I have a low credit score of 610 is my middle credit score. So I was told to start off by flipping a property first since the hard money lenders are not as hard on credit score but look more towards the property.Do you guys think for someone like me that this would be my first property, should I start with a flip or should I focus on improving my credit score and wait and buy a multifamily using the 203k loan. I also have a rich aunt and she might be able to lend me money I just want some suggestions on where do you guys think I should start.

Hello guys so im just starting as a new investor and Im looking to buy my first investment property and im thinking its either going to use the brrrr strategy or fix and flip but I would like to read books on to get a better understanding on real estate in general I have read alot of forums on the brrrr strategy and ordered the book on flipping houses and will get it soon but I was wondering if you guys have any recommendations on what book to start out with since there are many of them and they all seem good.Any feedback is greatly appreciated.

@George Despotopoulos Well my father has realestate in another country and the experience that I have in real estate is managing my brothers 3 flat here in chicago and also helping my dad lease out and rehab his property in mexico. As far as liquid assets I a currently working as a server at a restaurant and have managed to save up $3000.I was thinking that my dad and mom might be able to help me as they have higher credit scores than mine.I know my mom has good credit and my dad im not sure but they are willing to help me out if thats a good idea.What do you think? Thank you

Hello all I am new to this site and I like all the information that im getting in here and I would like to know what would be the best way to buy a house using the brrrr method using a hard money lender because my medium credit score is at 610 so I don't qualify for a traditional conventional loan but I would like to buy a distressed property and fix it rent it and then refinance it to pay of the hard money lender if possible. Any recommendations on what I need to do first?Thank you in advance also im from Chicago and that is where I would like to purchase my first property.
