Yeah, I'm a little weary of doing this; sure it sounds great, as they do provide all of the marketing and overhead, but I'd only get "around 30%" of any whole sale deal.

I interviewed with a homevestors franchise over the weekend and they would like me to join the team.

They said though, after having employee's quit to do their own thing after learning some things, that I would have to sign a non-compete contract.

What exactly does that mean if I sign it? What if I were to decide I didn't want to be with them anymore and instead go out and do my own thing? I don't want to sign something, end up not liking it, and not have an option.

Any help is grateful!!

How exactly does this work out?

Does the end buyer know the price that you put the contract under assignment for? How do I get paid the difference between what I put it under assignment for and the price the end buyer will pay?

Does the buyer pay the difference or does the title company disperse these funds?

Can anyone give any tips to locate motivated sellers, people about to be in default, or good properties to purchase?

I've done a lot of internet marketing ( Craigslist, backpage, etc.). What other things can be done? A few bandit signs?

Any help is much appreciated.

I'm 22 years of age and just starting off the RE investment world; I believe going down the wholesaling path is the best route for me starting off, as I need to build up some cash flow.

My question is, which is the better method to go and which is more accepted by lenders? Assigning a contract or having a double-closing?

Are there any other methods that are simpler?
