@Michael Seeker thank you for sharing, when i imagine my website thats what im looking for, Im leaning towards using a virtual programmer .  do you have tenants download their proof of income with the application as well? I might have missed it.

Hi Bp community, 

I have a few units and want more. I am currently managing and will be until i no longer want too which im sure will come with expanding. Does anyone have a good rental property website that i can look at for ideas? Im a big believer in not reinventing the wheel. I know i want my website to have the application , application process, ect. On there to systemize the process. As well as cover other areas of my business which is geared towards the "brrr" strategy.

@Ritch Bonisa very helpful thank you. i like the evolving contract part ive never used penalties for time lines but im adding it and never mentioned clean up and now i will. i know i will be adding more as i go.

@Manolo D. thanks for your input. Lets give a scenario, say a contractor and i came to an agreement to build lets say a deck  . Are you saying it should be spelled out that the contractor picks up their scraps? You think these would be common sense , i understand making everything black and white but at the same time there has to be a limit.

@James Hillis thanks james. I definitely understand what you are saying . But then it becomes difficult when dealing with contractors because with my experience 8/10 guys that show up to give a bid do not present themselves the way you would like .

@Ritch Bonisa hey ritch thanks for your response. Niether do i have a large list or desperate. Thankfully i have a good plumber, electricial and hvac guy. but for the majority of everything else i find from Craigslist. Which i have fun some great guys, and then some not so great. 

Good idea with the photos i will be doing that from here on out. Will see how it goes .

Hello BP community,

What are others doing in order to inforce timelines with subcontractors? 

You think cleaning up after your work is done would be a no brainer but half the time i find myself explaining to pick up after yourself before i give the check. 

I would like to put some of these obvious but not so obvious expectations in a contract but have the thought that i would loose a lot of contractors because of this.

Any additional advice with managing subcontractors would be appreciated.

Debating on starting a mailing campaign, the mls is competive and would like to explore other options. When purchasing a property from a motivated seller would you recommend using a state specific pa (8 pages) or a basic 1 page pa? Thanks bp

I have found a couple who own a triplex free and clear. They are willing to do seller financing with 5% down. It is listed with an agent, since I would only be putting 5% down is the seller responsible for coming out of pocket for realtor fees? I doubt they will want to do this, should they try to get out of the agent contract?? any advice ?
