Hey folks.

Got a rental from HUD last year, now its the time to apply for tax reduction. The property assesed at county for more then I've paid so it's definitely a good case, but! This one was bought from HUD. Do you think the county would approve that type of case?

Thanks everyone for your response.

Thanks guys.
It's been solved with recieving of these funds from the previous PM

Thanks everyone for your kind advices
These funds were sent by the previous PM company to the current manager

Hello everyone!

Here's the situation we have:
We closed on property 3 months ago, and had some past delinquency in the rent roll at the day of closing. We replaced the PM and the new guy successfully worked with the state's tenant support program to cover the past delinquency. By the chance, the check was sent to previous PM company and they cashed the check to the previous owner. These funds are to cover the delinquency the tenant had prior the closing, but all delinquencies were transferred to us and our PM worked that out with the State support.

Who that funds belongs to and is there any legal case to get them?

Thanks everyone in advance!

Hello eveyone!
My name is Alex, I'm a MF investor and syndicator from Israel. I'm visiting in Carolinas for two weeks now, searching for new investment opportunities and connections.

I'm looking to network with local brokers, PM companies, investors and other players in the industry.
Shoot me PM and lets see what we can do together

@Alex Khodnev Are you looking for companies that specialize in onsite management or offsite management?  You'll typically wind up with different companies for each.

Both on and offsite @Charles Seaman

Post: Negotiating HUD owned house

Hey folks!
Lets say I have price agreed with HUD and we are about to sign docs. City I'm working at, requires an external inspection prior to closing, buyer to assume all violations at the time of title transfer. At the point of price agreement, I had no idea about any violation by the city. No addendum or disclosure at MLS listing, nothing similar at HUD website. Now, I got violations report from the city and the deal worth less after that.

My question is, can I now negotiate the price because of unexpected expences?
