I agree with the above, texting can be construed as intrusive to those who did not explicitly agree to it. You’re on the right track creating content to attract organic engagement, then running paid traffic. You could also create an enticing lead magnet, such as a pdf guide or cheat sheet, to collect opt-ins. Text, call and email can be effective follow up methods for the leads you generate.

Thank you for your insights @Jordan Moorhead! I was coming to a similar conclusion regarding off market sales. After a few searches of Realtor.com and Zillow, I was hard pressed to find any multi-families and nothing that appears to come close to the 1% rule. 

What would you say are some advantages of the classic marketing strategies, such as direct mail, over digital marketing?

What is the objective of your direct mail campaigns you describe above? I’m guessing lead generation for off market sellers that hopefully convert into potential flip or buy and hold properties?

Hello,

My name is Alex Jennings and I’m excited to learn more about investment properties, passive income and house hacking. I heard about BiggerPockets from Mindy Jenson and Scott Trench’s podcast. I’m interested in the possibility of eliminating my housing expenses through house hacking (duplex, triplex, quad). 

I’m 28 and would like to start investing ASAP to maximize returns while time is on my side. So far low cost index funds have been good to me but I’m intrigued by real estate as a means of diversification and a recession fallback.

I’m also curious about how different marketing strategies are used by this group.
