I need some help...the "step by step" kind

I just sent a mailing with a List Source (ListSource) purchased mailing and I know I got it wrong

My goal was to send the mailing to owners of apartment building where there are 4- 60 units

My bottom line is to buy more multi family unit buildings 

After I got the list, I saw a bunch of Condos and unit numbers on it...I sent it anyway.  I don't think I got it right.  I just needed to take some action.  

Can someone help!! PLEASE ...Be my "night and shinning armor" or "Nightis"..LOL and tell me what to do in each field..Screen shots would be helpful...

This is what I did=

I put in the County I wanted

Equity present greater than 19-100%

Unit number 4-60

Length of residence 3-30years

and I got the "Mailing and Property address"  many of which were the same. 

**Then I got this email tonight from an owner of a condo which basically said I screwed up***..

What did I screw up....can you help?  I called List source before I got the list and they were NO help at all

Can you tell me how you set up you criteria?  I went to List source and I don't know how to get buildings that are 4 units or greater....I got some that had apartment numbers...How do you do what you do?  Screen Shots would help

Also what script do you use when the owner calls you back?

I need your help. I am a landlord, and am wanting to buy more 4 -16 unit buildings. How do I market to find deals? What is the best way. I thought about direct mail as the best method. I am part of the Apartment association, but the networking has not been going well. MLS is not working...

For whatever reason I am drawn to Direct Mail....but I have no clue on how to do it.  All of the podcast focus on mailing to people for single family homes.

How do I protect myself when I take the property out of LLC for the few months that it will take to get everything taken care of? I feel like I will be vulnerable when the property is in my name?

When I put the property "in" the LLC the fee were $120 ...are they any different when I take the property out of the LLC?
