I think the first step and most important step is finding a great deal on a home. You need to find an owner who is willing to sell their home way below market value. You get the home under contract and sell your contract.

@Wayne Brooks good point! There’s a lot of competition and I think I just have to make myself stand apart from the competition by what I’m offering in my services.

Do you have any other groups you recommend targeting?

Hi Brandon, actually yes. I looked up their phone numbers and started calling. I found a script online and cited it verbatim. The first homeowner I was able to reach actually said she Just wanted to let her home go and walk away. I told her that we could look at listing her home in the Mls instead but I’m meeting with her Saturday morning!

I’ll probably list it for her and if we can’t get any full offers, then can wholesale it.

Hi Ruben!

Real estate transactions can be EXTREMELY complex. As a result, Your realtor has a legal obligation to always represent your best interest in the contract as she is the “real estate expert!” If she does not do this, you can fire your realtor and/or report her to the local realtor board for complaints. 

It’s also important that you read and understand EVERYTHING you are signing in a real estate transaction and don’t be afraid to ask questions!! 

From the facts you presented, the realtor didn’t seem shady but maybe a little unorganized and having a lot of clients that she may or may not be able to manage effectively. Don’t be afraid to be 100% honest with your realtor and let her know your concerns! You can flat out ask her why she didn’t explain a certain contract page to you.

Yes, absolutely! The offer should be contingent upon the inspection. Usually, the contingencies are outlined in the purchase and sale agreement when you make an offer. If not, please write in the contingencies with your offer in the purchase and sale agreement yourself or add an addendum to your contract! 

And I do recommend hiring a realtor since you are newer to investing. Real estate transactions can get really complicated sometimes and I think it will help ease the process knowing that you have someone advocating for your best interest and bounce ideas off of! 

And also, the seller pays the realtor fees so you’re not necessarily paying for own realtor-really nothing to lose in my opinion. 

Hello! -new investor here 

So, I met a lady who wants to basically give her home away. She said she just want to let it go.  It’s in pre-foreclosure and there are issues with roof, ac, and it’s not a pretty home. If I buy her home from her, or take title to it, will I still have to pay her loan off or will she be responsible for her loan?

What if I take title and the bank doesn’t approve a short sale? Any advice?

Has anyone done cash for keys? Can you explain how this would work in my situation? 

I’m meeting with her Saturday!!
