Hi! Alex Riera numbers are correct. There are a lot of properties entering into the market in the next few months and I see a decline in rental prices. Hello BP family! I came across a great deal but it only accepts cash offers. I have been working with some lenders in the past but I want to know if anyone know a good hard-money lender in South Florida. I would like to buy the house using the HM and then once it's fixed refinance it (BRRRR). What are the rates and fees that you are seeing in your markets right now??? - If you are a private lender or know someone please let me know! Thanks!

Hi @Gilberto Rodriguez, it depends on what your goals are. I work directly with Chase but you must have a minimum to avoid monthly fees. Good think about a big branch is that your clients will be able to direct deposit from their accounts or deposit directly in the bank. One of my clients have an account in Ocean Bank, they don't charge for the account but they are only in Miami Dade and Broward area. I will also recommend you to check with Regions Bank

Get ready for Hurricane Matthew! Here's a quick checklist to keep in mind for the next couple of days! One flashlight per person in your household. Batteries and battery operated radio. First aid kit and medicine. Lots of water (3-7 days). Canned food and pet food (Make sure your pet has its name tag on). Make sure you have enough gas in your car. Don't park next to big trees. CASH IN HAND. If power is lost, ATM or credit card machines won't work. Install window shutters or purchase plywood. Have an emergency evacuation route ready! I hope you and your loved ones remain safe during this time! Stay safe!
