I'm sorry that this is happening with your rental. If it is going to be vacant for a while, you could like some people suggested add cameras, turn on the porch light or I heard from another investor that he stayed in the house with his dog. I don't think that the property was in a class D property, but all suggestions.

Once you get those names skip traced and get the number, BEFORE YOU CALL THEM SEND THE LIST THROUGH THE DO NOT CALL LIST and SPEAK WITH AN ATTORNEY.


It might be a little more money on your end and you might get a smaller amount of people to call but it will be worth it.

Go BELLY-TO-BELLY, meet with the seller and discuss with him what you offered. Then negotiate from there.

What are some things you were told as a beginner, books, and guidance on places to meet knowledgeable seasoned whole sellers in NYC.

Answer To Question Number One:

Summer, if you really want to get into Wholesaling I would start connecting with the local real estate Investors association in New York. Start with them and ask if they are either a wholesaler or a fix and flipper. 

Get EVERYBODY's INFORMATION and keep track of it.

AGENTS / BROKERS-ATTORNEYS / CASH BUYERS / LENDERS / PROPERTY MANAGERS / TITLE COMPANIES / CLOSING AGENTS / WHOLESALERS

START BUILDING YOUR CASH BUYERS LIST.
