Good evening BP family!!    Although I am new to this platform from only a few months past and have not been on as much as I would've liked to, I definitely still log on when I feel it is important to share a great resource that I have been fortunate to have experienced myself.  So to all you other REIs out there, if you don't know @Andrew Michael of Washington Capital Partners, do yourself a favor and connect with him asap!!!  

Since I have connected with Andrew and his team at WCP, I have found them to be very reliable and responsive in the my dealings with them. Whether it was the support I requested during the initial financial numbers being ran for a potential property, an analysis of my CMA's and ARVs that I was presenting, or just to brainstorm with another fellow REI member, @Andrew Michael has been ABSOLUTELY PHENOMENAL and has not only earned my business, but I'm sure will all of your's as well.    

Much like all of you, while I do perform my due diligence on the front end, I just don't have luxury of time to be vetting out 20+ HML's and other lending sources, which require me to take time away from the profitable/time-consuming facets to our business. Precisely why it is partners such as Andrew and WCP that I rely on to support my business, in order to be successful and continue to scale responsibly.

Having been a rep in the sales and marketing world for the last 9 to 10 years of my career, I understand how important it is to have a great resource which supports your business's goals. Whether it is a bank, a private lender, an HML, a link in your supply chain process, a parts provider, etc......whomever they are or whatever capacity they support your company in, THAT PARTNER understanding and appreciating your goals is necessary and should not be taken lightly.

Here's to  another property under my belt and a successful close/settlement last week @Andrew Michael.   Everybody have a great evening and a wonderful start to your week!!!

I saw your PM just now- thanks for reaching out @Jarred Sleeth  Always glad to connect and add value to my network.

I have actually been in the talks for a few properties now that I have put offers on with @Andrew Michael as the funding partner.  He was referred to me by a fellow BP member that is a plethora of knowledge and resources in his own way @Russell Brazil.  Thanks for the referral as Andrew has been nothing short of phenomenal!  Very transparent, helpful, and straight-shooting resource not only within the area, but the industry itself.  He's earned my business for my immediate deals in the works currently and many more to come down the road as well.

I actually reached out to him I believe as one of my first post on this platform. I'm a big LinkedIn guy having been in the sales and marketing field for the last seven years, so I'm not sure if I did it correctly when I first tried since I am very new to BP here. So I didn't want to reach out to him again without waiting. But thanks I'll reach out to him.

BP Community,

Happy Labor Day weekend! Like most of you I'm sure, holiday or not, I am still grinding. So I need some suggestions please as to whom you all recommend within the small banks in the HoCo, Baltimore, AA County areas would anybody recommend??? What about an HML in the area???

I currently have an offer on the table for a property that I will learn if accepted on Tuesday in Columbia (HoCo).  If it falls through, I already scoped out and visited with my GC a few others as well that I have on my radar.  So the time has come to SOLIDIFY MY FUNDING.  I already am approved with a lender, which would be my 4th loan with them within the past few years.  However, the guidelines for the investment props are obviously much tighter and require too much front-end capital.  Anyway, my strategy (exit as well) has been based off of them, so I am just trying to do my due diligence in establishing a relationship for not just this deal, but hopefully more to come.

I would be the grantor/applicant and FICO is 775+ so getting approved is not an issue. In terms of the HML, I know it's more about the deal and not the score, but again, just trying to weigh my options.

From what   I understand, it's front-loaded fees which are: 3.9 points for the origination on the 85% (max)  of the loan borrowed and then 4.9 points on the rehab portion which is 100%. Then 12.99% annualized during the length of how long you have that note.

BridgeWell Capital has turned out to be a very good partner as I am entering the rehab space.  Dakota based in Orlando, is very sweet and knowledgeable; as well as very much willing to help educate and answer my questions. She even reached out to me to follow up with a phone call.
