@Braden C. thanks for that info! I was thinking the simpler the better. I'll be sure to keep it on the shorter side. And thanks for the confirmation the pics in front of the house. I always found it kinda creepy when people have said on the podcast that they would take a selfie in front of the property, but they always said they had a few more responses than if they didn't. So, glad I'm not the only one that thought this seemed odd.

I'm working on hand writing a couple letters to some property owners, and I was wondering what wording has worked for you to get the property owner to call you? If you have any examples of what you put in your letters, that would be helpful as well! Is there anything else that you send with the letter, like a picture of the property or a selfie in front of the property (have heard others from podcasts doing this)?

@Landon Bleau and @William Morales thank you both for the info! Unfortunately, I could not come to a deal with the seller at this time. They were originally self managing their property and since we didn't come to an agreement they said they were just going to hire a property manager. They previously worked out a seller financing deal with someone a few years back that is now causing them headaches so they weren't comfortable with that option. They said we could revisit in a year or two and go from there.

I have a seller for a duplex who is currently having a bad experience with seller financing of another property. They said they personally knew the person and their family. Now the person isn't paying them. I found this information out when I asked if they would be open to seller financing and they seem pretty against it. 

Have you ever convinced someone of seller financing? How/What did you do that convinced them?

Hi Everyone!

I understand this will be dependent on my area, but I was wondering what you paid to have the water metered separately?

Also, who would I reach out to about having the water metered separately?

I'm working to purchase a duplex where the water is paid by the current owner, and I'm looking to gather what is has cost for others to have the water metered separately for each tenant.

@Kyle O'Donnell thanks for the info! I'm the same way with excel. I used it a lot as an intern in college while working with small businesses. I don't have any properties yet, but Stessa seems pretty simple and easy to use so far. 

Right now I'm working towards having my properties managed by a property manager, but have been considering doing one or two properties myself just to add the experience to my skillsets a little more. So, I will be sure to keep Cozy in mind if I go the route of self managing!

@Gary Abner I haven't really gotten to use Stessa too much since I don't have any properties yet, but it does seem really simple and easy to use!
