Post: Buying Bankruptcy Auction

Does anyone have experience at buying at bankruptcy auction? I want to buy minerals rights (which is real property) at one and dont know what happens to the title. It would not be a warranty deed but the trustee's deed? If there are payments made by the oil company to the debtor would they then be transferred to me if I were to buy them?

Thanks in advance

Hello Friends,

Can anyone recommend an attorney who I can hire. I bought a real estate note from one of the brokers here in Houston, which defaulted as soon as I bough it, the guy pressured me into buying it. The guy promised to get my money back and has not done anything. Can anyone recommend someone?

Thanks

@Don Konipol its the second "provide misleading information" He told me that he was selling first lean but ended up after all said and done a second lean. I feel like i was cheated out of my retirement money.  Don how do your investors feel when you loose their money?

He sold me 3 notes, 2 of which were 36 month partials. One of them went bad and JW did not help to resolve it. He was slow on responses and started avoiding my calls and emails. I will have to hire a lawyer now

Post: Landowner has been suit multiple times but dismissed

Hi All,

I live in Houston, TX

There is a piece of land which is adjacent to mine. The owner has not paid taxes and the county has sued him multiple times. The guy has fled to mexico for whatever he was doing as I understand and there is bunch of land that he left behind without paying taxes on it, part of which is the land next to me.

They dismiss it for "dismissal for want of prosecution"

I was told that this is because the dude did not show up to any of the court hearings.

I dont know what I can do to get that land. I would pay off the taxes but the guy is no where to be found and they dont seem to put it on an auction sale.

Any help is appreciated!

Hi All,

There are some properties in my area which have delinquent taxes when I looked up the property the owners address is somewhere in California. I bet that the forgot all about this property. Is there any way to take possession of this property any way without having to wait for it to be sold at a tax auction?

Thanks

@Leonard L. Thank you very much for your suggestion. Do you have an example of a contract I can use or should I just go with TREC unimproved property contract?

Thank you again!

Hi all,

I found an owner of the property next to mine, I want to buy it and he is interested. This person is a son of a lady who died who is listed in the county tax website. How can I go about doing this. I dont know if she left a will or not (i will find out when i speak with him) but in preparation of talking to the son, I wanted to ask if there is anything else I should ask. I know there are back taxes on the property.

Can you give me some suggestions on buying his land?

Thank you in advance for any feedback!
