I have a problem? I’ve skipped a property multiple times , under each of the owners. Looked for their alternate addresses/family members and All over white pages and people finders and still cannot get into contact with the owner. I’m assuming they may have passed away? How would I go about getting this property under contract? The property is vacant so doorknocking wouldnt work, and I have went to the court house and wasn’t able to receive any info on the property.

What is an Exclusive option? I just got under contract today with a property that was listed on the MLS. I'm now looking for the cash buyer and got an offer for 844k and asked if I was comfortable exclusive options with them. What is an exclusive option?? Should I say yes or no? (FYI I got this property under contract @820k)

Me and two business partners went to our go view a property in which the owner is very motivated to sell. It is a brand new house built this year, The only thing that needs to be done is the backyard(which is just all dirt) said needs to sell and the ARV is around $545k , she paid 518k. I was thinking of possibly doing a lease option but if much rather just wholesale it to get rid of it. What should I offer? Also what discount would a rehabber or renter pay for this property? Is there anyways to wedge a way into this deal ?
