I don't understand, if you have capital to put 20% down on $3 million worth of assets, why are you wanting to operate in the small multi-family arena, where value is a function of demand, rather than larger multi-families, where value is a function of income?

Thanks for the reply, I've been thinking about tax deeds for a few months now but haven't gotten the gumption to actually go to the Tuesday sales. They're really intriguing, but I've read that there is fierce competition and that more due diligence is required, so I'm wary of just jumping in. Once you heard about them, how did you actually learn about the process and the vetting required to spot a good deal?

James I'm in a similar boat. Seems like all the meetings happen while I'm at my desk job (or teaching) so I haven't been able to attend. Eventually I'll take some time off work to go, but right now I'm focused on saving money and improving my credit score and continuing my education. How are you enjoying working with APEX?

Welcome, Sherri! I hope this site opens up new avenues for networking and deal making for you. How have you found the rental market in Austin in the year+ that you've been doing it? I've seen a lot of debate about buy-and-hold strategies in Austin during this very hot market. I haven't seen as much from anyone who's actively pursuing that strategy here right now and I'd be really interested in your perspective.

Kudos on coming out of your shell @Donny Widjaja! Do you do most of your business in Austin proper or do you work in Pflugerville as well? My wife is finishing up her first semester as the art teacher at Pflugerville Elementary and we're looking at getting into a small multifamily that's maybe a little farther north than we are now (Burnet and 183ish).

@Alex G. Thanks for the info. The seller appears to be in California. And I'm not in a rush to get this; I'm still about as green as it gets. I just want to try to gain some experience looking at properties and trying to figure out if they would be deals. I'm also trying to gain a sense of what "due diligence" looks like on a rental property, or what pitfalls to look out for. I know I need to learn to estimate rehab costs (I haven't read the BP guide yet, but it's on my list), ARV, and market rents, but I still don't know all the things I don't know. I've learned how to check zoning, general area conditions, permitting issues, tax issues and owner information, but I'm sure that's still just a drop in the bucket of all I need to know to make a sound investment decision. I know I'll never know everything, but I've got some time before I can reasonably start buying anything so I may as well learn as much as I can.

Alex, regarding the forum you mentioned, is that open to newbies, or only established investors?
