Hey Andrew, You are correct. You cannot take classes online in CT. I work full time and have a family. It would have been much easier to have done the classes on my own schedule. BUT the classroom did offer the ability for good discussion and to ask questions. When it comes to CT and NY, I can't recall at the moment. Good luck in the process! It can definitely be an advantage to be licensed. The key is to team up with a broker who is investor-friendly since most are not. Since you have to be partnered with a broker to actually be issued a license in CT, picking the right broker for you goals is wise.

Hey Jim, welcome! I'm in Hartford myself. Just bought my first property in October, a duplex - currently house hacking. Looks like your suggesting some like the BRRRR. Bryant Schur thanks for responding! It's an awesome conversation you started here. Average rent here is 950 for a 2/1 apartment. Vacancy rate for Hartford is 7 or 8%. Do you think that using 30k for a property that gives 950/mo per unit is an okay deal? I'd like to get bigger units (3/1) because I know they do go for 1100-1200, depending the area. Obviously using the 30k towards that property yielding 1100 is preferable, like you said. And it may in fact be plausible here. What other factors should I look into if I do find that property? Thanks again!

Bryant Schur thanks for being willing to help us out! My biggest concern at the moment is how to analyze a property to see if it truly is a good deal. Just because the price is low doesn't mean it will make you money. I currently live a duplex that we just bought in October from my mother; 20% down, gift of equity. After listening to some BP podcasts I am looking to do a HELOC and use that money for another down payment on a buy & hold or BRRRR, although I don't have that much to use on a rehab (around 20k-40k). I feel like we got "lucky" with the duplex - in the sense of the equity but it's not cash flowing for obvious reasons. So back to my original concern. How do I analyze a deal? So that the next deal will really push us forward.

I read your profile and your goals of spending more time with family and raising your passive income is exactly what I want to do. My friends and family think me ambitious for setting the goal that high but I know it's achievable. I know it is.
