Anyone invest in the downingtown, phoenixville, west Chester area of Chester county? I grew up in the area but have since moved away. I have family there and know quite a bit about the area....just much about the real estate market. I'm a buy and hold type of investor. Any insights?

The condo I own has a ton of recessed lighting. The bulbs don't last long and are expensive to replace. Who's responsibility is it to replace them? Mine or the tenants? I didn't reference them in the lease.
The kitchen and bathrooms in my condo that I rent are fairly dated. I know this is broad question but curious how much tenants care about new appliances/bathrooms. Any thoughts?

I own a condo in nj that I rent out and recently found out one of the tenants from the unit below mine is moving out because of the noise from my tenants. The noise is from movement in the unit, not music, partying, etc. I'm meeting with the condo board this week to try to resolve the issue. Obvious solution is to put down rugs but I'm hesitant as I don't want to take on that added expense. Curious if anyone has had similar issues and how they rectified. I think the nj condo laws are that 75% of the floors must be covered in carpet but it's not enforced. Any advice would be helpful. Thanks.
