I’m close to investing in a deal where I’d be buying membership units. The deal is being bought buy an LLC and I wondering if I should invest via an LLC as well to protect myself? Or does it matter since an LLC is doing the buying.
Thanks everyone. Looks like it's relatively cheap and easy to install so I'm going to do it. Appreciate the insights.
New tenant moved in and just asked "if it's possible to have window shades installed". I don't want to do this. Curious how anyone has handled this question.

I'm about to renew a year lease with three long standing tenants. They're great tenants. One of them asked to only sign for 6 months as he's planning to move by then. They've offered to find a replacement tenant (obviously vetted by me). I'm ok with this but should I put something in the lease that states the other two are responsible for the full rent when the third moves out?

Hi Brandon.   Yes, I'm still sort of looking in philly.   I'm a buy and hold so looking for something that cash flows in a good area.

Here's my situation.

I own a condo that I bought as an investment.  Current mortgage rate is 5% for a 30 yr fixed.
The building only has 4 units and two of them are owner occupied and two rented out.

Fannie Mae won't back a mortgage if the building is less than 50% rented....atleast that's what I've been told....so this is why I have a 5% rate in this current market.

Does anyone have any thoughts as to how I can get a better rate?   Preferably through a bank.

I'm looking to invest in Philly and am trying to narrow down solid areas for cash flow. I'm a buy and hold investor looking for sfr and small mf to start. Any insights?
