Carpet is damaged, couches were destroyed, and all other tenants are complaining of fleas. In the lease agreement we have, there is a section for "Destruction of Premise". How can I proceed with the eviction on these grounds? Do I have to request this maltreatment of the property to quit first before noticing to evict?

I am fully aware this is not a legal advice forum, but just looking to hear what other landlords have done in this situation.

I've had my rental property now for a year and the grass is completely gone due to no watering.

What's the preferred course of action here? If I have a sprinkler system installed can I have tenants pay that additional water cost?

Any landlords out there paying partial water payment for the sprinkler system?

P.S. - I am not in the market for a property mgmt. company.

Quote from @Jason Bott:

@Alex Castillo We have several clients who self insure on the Property, but no one who self insures for the Liability.

If you have a lender, they require you to have coverage in place.  95% of investors will have a lender, so self insuring is not an option.

If you own the property outright, then you have to determine if you want to pay out of pocket for

1)  Any sort of property damage;  Fire, Wind, Frozen pipes, etc.

2)  Liability claims;  tenant slip & falls, or even death in the property they argue you had some responsibility for.

Thanks for the info Jason! I will contact the loan servicer and get more info.

I'm assuming since mortgage payments are still being made, the escrow account is where the landlord insurance payments will be added to?

I live in a non-flood likely area in south Texas with very little inclement weather.

How necessary is landlord rental property insurance? Is there something specific I should be looking for in regards to coverage?

It does appear the promo codes are for annual only. Same idea with the Christmas present as myself! Haha
