Post: What dialer will you be using in 2022?

Hi all,

I am looking for a new multi-line dialer. My requirements are:

1. No delay after the lead picks up the phone.

2. The ability to purchase bulk phone numbers not only by Area Code, but also associated with a particular city.

3. An ability for a caller to be assigned multiple numbers, and for those numbers to cycle automatically during a calling session in order to reduce the chance of a number being flagged as spam likely.

4. Call recording.


It would also be good to have a resource for telling when a number has been designated "spam likely" by any carrier. In the past I have had dialer companies try to tell me the numbers are "certified clean," but the number shows up as "spam likely" on the first test dial. I also have issues where a number is flagged "spam likely" by some carriers, but not others. If there is a standalone tool/service for this, or if there is a dialer with this functionality built in, would love to know.

Hi all,

Got a motivated seller with a half acre lot in a good location for new construction. He's asking too much for me to wholesale it, but he said he's open to an arrangement where he allows us to build a SFH home on the land if he gets a percentage of the profit once the land/home sell.

What is that kind of deal called? Are there any good resources/podcasts on that sort of thing?

Hi all, 

If I'm considering purchasing a duplex where one unit is a Section 8, is there any additional documentation/paperwork beyond the lease that I should ask to review when conducting my due diligence/property analysis? Any special considerations I should write into the contract due to the Section 8 unit?

Hi all, I'm very new to all this and would appreciate any advice you are willing to share. Goal is to do my first BRRRR or Flip in Q1 2021. Today, I identified a neighborhood to target for off-market deals. I then drove for several hours and noted the addresses of ~175 distressed properties. Now what?


Since I don't have the free time to research each owner/occupant and call them one by one, I am assuming my best option is direct mail marketing. I have never done that before, and have several questions.


(1) Any advice for setting a budget/plan for REI direct mail marketing? I guess I have to design a flyer, get it printed, and then mail it at set intervals? How much should I expect to spend on the flyer? How much marketing per house?

(2) Are there any REI-focused resources that have a step-by-step direct mail marketing plan I can execute on, something to guide me through the process? Open to books, podcasts, articles, blogs, products, whatever.

(3) For this first marketing effort, do you recommend I begin with something more manual (verifying postage addresses manually, inputting everything into an excel sheet, and mail merging letters into letter that I stamp and send myself) or try something more automated, with the potential to scale?
