Hey @Pearce Trenary,

We've noticed that owners with short term rental properties in the Riverview/ Apollo Beach area have been switching over to Long Term rentals due to the fact that the demand isn't quite there yet for these cities.  Guests would much rather go to St Pete/Tampa/ Clearwater/ Sarasota, making airbnb occupancy number very low in surrounding cities.  Long term rentals however, are as strong as ever in this area, with single family homes renting in the mid $2,000s.

@Timothy G Dunson First and foremost thank you for your service!  A lot of Jobs in the area are derived from the brand new Amazon Facility, as well as Publix Headquarters and Lockheed Martin.  Some of my favorite neighborhoods would be Grasslands, Christina, Terra Largo, and anything built by Southern Homes.  An area I would try to avoid is East Lakeland.  Homes in Lakeland are currently renting very quickly at an average rate of $1700-$1800/month.

Hi @Xing Wei !

If you are looking to get into some single family rental properties, Tampa is a great area to look into! You can purchase low maintenance properties built within the last 5 years for 200-250k, and take in good cash flow on the monthly rent.  Here are some cities in the Tampa area I would suggest:  

Riverview - 2021 Avg Rent: $1780

Average Days on Market: 15 Days

Wesley Chapel- 2021 Avg Rent: $1997

Average Days on Market: 16

Lithia- 2021 Average Rent: $2083

Average Days on Market: 14 days

@Luke Rorech @Sergey Tkachev. This was an off market deal where the owner had reached out to me, inquiring about using this as a Rental Property.  After an home visit we realized there was a significant amount of work that would need to be done in order for the property to meet Rent Ready Standards.  The owner was not willing to make the necessary repairs, so we negotiated a deal to purchase the home as is.  Recently these situations have become a lot more common in the area.

Thanks @Sergey Tkachev! It's right on the border of Clearwater and Belleair. Only 5 miles from the beach.

I would have to agree with Daniel and Brian.   Here in the Tampa Area the home prices are still reasonable, and it is not uncommon for investors to cash flow 25%-40% every month.
