Greg Zunich , I just tuned in to Brandon's webinar on Wednesday and asked almost this exact same question. Obviously house hacking with a multi family is a great option. As Dave Van Horn mentioned, there are lots of benefits. The problem I've seen in my area is multi-families are not very common and the ones that do pop up are not in areas I would consider living. A live-in flip is good but will take time to see the return, if you see one at all. Brandon recommended trying to find a Single Family with a garage apartment or mother-in-law suite, so the secondary (or primary) space can be rented out. Although it probably won't be a net positive cash flow you'll still be living for cheap, when you move out you can rent out the part of the house you were living in, and if you buy at discount or a fixer-upper you will profit when you sell. That's my plan anyway. Hope it helps and best of luck!

@Account Closed where are you finding these properties? Looking on Realtor.com and I only see 2 multi families

@Erica Muller do multi-families exist in Orlando?? The closest thing I can find is a house with a garage apartment

I'm new to real estate investing - looking for my first deal. I stumbled across the BiggerPockets podcast and was instantly hooked - love the wealth of information here.
