Greg Zunich , I just tuned in to Brandon's webinar on Wednesday and asked almost this exact same question.
Obviously house hacking with a multi family is a great option. As Dave Van Horn mentioned, there are lots of benefits. The problem I've seen in my area is multi-families are not very common and the ones that do pop up are not in areas I would consider living. A live-in flip is good but will take time to see the return, if you see one at all.
Brandon recommended trying to find a Single Family with a garage apartment or mother-in-law suite, so the secondary (or primary) space can be rented out. Although it probably won't be a net positive cash flow you'll still be living for cheap, when you move out you can rent out the part of the house you were living in, and if you buy at discount or a fixer-upper you will profit when you sell.
