Ventura County actually has an Ojai Valley overlay area where STRs are also prohibited. Essentially, the overlay surrounds the City of Ojai and includes Oak View, Meiner Oaks, and east of Ojai.  Just so you are aware.

I work in the area and agree with Jake regarding lenient ADU laws and high price points. Also, finding cash flow here can be difficult, but appreciation is real. Feel free to reach out to me if you want more specific help.

Also, just be aware that, depending on where in Ventura County, the STR regulations can be rather strict.....and STRs are also prohibited in certain areas of the county.
