Quote from @Steven McPherson:

I'm a commercial agent in Fort Worth.  Where is the property located specifically?  DM me and I may be able to refer you to someone who can help.  I have a couple of contacts that specialize in medical and assisted living facilities.

Thank you Steven! Property located in Crowley, TX just south of FW. Will send you a DM right now.

Located specifically in Crowley, TX, just south of Fort Worth. The seller is closing the business and just wants to sell the real estate.

Steven, will DM you right now!

Chris, once we can get a confident valuation of the real estate, we'll be able to underwrite the transaction better. Proforma rents with 90% occupancy are at $760,000/year.

Hey Lucia! The main house was fully permitted. The property is zoned duplex. The MIL was already an existing MIL and was just finished out. There is one electric meter and 1 water meter affixed to the main house of this property.

Best,

Hey All,

I have a renovated property for sale in Fort Worth, TX that meets the 1% rule. Located right next to Texas Wesleyan School.

https://www.zillow.com/homes/2723-Avenue-E-Fort-Worth,-TX-76...

This property comes with a fully stocked Mother-in-law suite with kitchenette, fridge, and oven capable of housing a student or an extra family member. The 308 sq ft ADU in the backyard can be converted to an Airbnb, a dedicated remote workspace, or the perfect spot to host your in-laws. Hits the 1% rule as an investor.

Please reach out if you have any questions!

Hi BP Community,

My brother and I are interested in sub-to's more and more as the economy shifts. I've read and listened to about as much as I can through free materials and still have some big questions. If there is anyone experienced in sub-to's willing to spend 30 minutes speaking with my brother and I, that would be so much appreciated. Thanks very much.

Post: Current RE Industry Pain Points?

Hi BP Community,

My brother and I are currently putting property acquisitions on hold right now as we try to build our reserves and find really good deals in this current environment. So, we have a bit more time on our hands to start thinking on a bigger scale about what verticals we can create for ourselves that are related to investing and will add more value for our partners.

Therefore, I'd love to get the feedback of this fine community of what your current pain points are as a/an:

1. Investor

2. Agent

3. Wholesaler

4. Contractor

5. Escrow Officer

6. Handyman/woman

7. Lender

8. Landlord

Is there a part of your business that is a consistent hurdle? Is there a wrench in your machine that you haven't been able to wedge out? It can be as specific or broad as you'd like.

Any feedback, comments, and questions would be greatly appreciated. We have always learned so much from this community, and we consistently find that when we go to individuals who know more than us, we come out of it a better investor and a better entrepreneur.

We already can't thank you enough!

Post: Good Plumber in Fort Worth

Hi everyone,

I have a couple properties here in Fort Worth and am looking for a reliable plumber that I can pay per hour. I am looking for someone who can be on call and I would pay well for handy work for the occasional clog or the occasional leak.

If anyone has any recommendations, I would be very thankful!
